GORK JOURNAL

Mid-Year Results

3D: Gork Studio
Project: Forest
Developer: FSK
Geo: Tatarstan, RU

Today marks the last day of the first half of version 24. In short, we accomplished more work in this time than throughout all of 2023, and we have a confirmed project pipeline for the next 2−3 months, not to mention ongoing discussions. The peak of project submissions occurred in May. I enjoy this state of busy work; finishing projects feels similar to completing a good book. A less romantic version sounds more prosaic and shorter: project addiction.

Such market activity is encouraging. I would categorize the reasons into two groups:

1. Internal:

All these are cogs that yield results in the studio’s overall workflow. Market dynamics are harder to systematize. From my unprofessional and subjective viewpoint, here are a few observations:

2. External:

  • There is a severe shortage of qualified personnel and teams in the market. Some clients immediately mention this, with many willing to wait several months for task implementation.
  • Based on the number of inquiries, I see an increase in construction volumes across all categories: from private investors and design firms to developers.
  • Significant expansion of major developers across Russia.
  • Developers in Moscow, aside from renovation and certain categories like Samolet, PIK, and others, are striving to move into higher-class housing. Even the aforementioned giants are establishing separate structures and brands for premium projects.

I won’t make forecasts, but I like the overall trend.
