The location of an architectural object greatly influences its appearance. Sometimes the environment absorbs the architecture, and sometimes the opposite occurs. I am a proponent of balanced solutions. This is especially true when it comes to dense urban development in historical areas, familiar to virtually everyone in Russia and abroad.

Today, we will talk about the "Tsarev Garden" apartment complex on Sofiyskaya Embankment, with views of the Kremlin, Zaryadye, Yakimanka, Bolotnaya, City, and indeed everything located in the center of Moscow. Ksenia Zhdanova, Head of Special Projects at Sberbank Capital, and also of the "Tsarev Garden" project, assisted me in compiling this material, for which I am deeply grateful. Indeed, there will be many allegories on the "Tsarist" theme today, and we will return to the name of the complex in conclusion.

History
Studying the project, one naturally wonders: what was here before? The history can be traced back to the founding of Moscow, but we will stop at the year 1860 when Vasily Kokorev established the "Kokorevskoe Podvorye" here. In our time, the building could be characterized as a multifunctional complex (the first in Russia).

It was a four-story structure, the internal structure of which was preserved in the construction of "Tsarev Garden." Moving through the complex, it’s fascinating to observe the combination of state-of-the-art equipment and sandblasted arched vaults, over 150 years old. It’s hard to imagine the challenges faced by the engineering team: reconstruction, 4 levels of underground parking between two rivers, a cooling center, engineering networks, etc.

Regarding traditional questions about artifacts found during the preparation of the construction site, Ksenia, unfortunately, responded that if anything was found, we, alas, will not know about it.
Architecture
The architect of the project, following a competition held in 2013, was the Moscow Architectural Society SREDA. Meanwhile, consultants on facade solutions were competition participants Evgeny Gerasimov and Ilya Utkin, as well as invited experts from the English bureau Gensler.

Despite the inter-author approach, it’s worth noting that the project is remarkably organic. There is a clear compositional logic of the volume, maintained in a uniform palette, with facade plasticity adding detail. From the general to the particular, all as we like it.
The most monumental part of the facade can be defined as the external block of commercial mansions (autonomous commercial spaces with their infrastructure, entrances, and green non-exploitable roofs), located on the side of the Bolshoy Moskvoretsky Bridge. All details are located in a chamber courtyard overlooking the Kremlin towers. In my opinion, such a restrained approach perfectly matches the character of the potential buyer.

As for the style, I can’t get the association with Egyptian architecture out of my head. Possibly due to its monumental volumes or because of the marble cladding in the color of travertine.
As of the writing of this article, only the lobby and fireplace rooms are available for interior inspection. Yes, you heard right, there are two of them! With a ceiling height of 10 meters and stunning palace chandeliers. By the way, French architect Pierre-Yves Rochon worked on the interior design.

Conclusion
Duplex penthouses with 8-meter high windows and personal terraces of 1000 m2 offering panoramic views of the historical center of Moscow are examples of truly unique real estate, unparalleled on the market. "Tsarev Garden" is akin to family estates passed down from generation to generation.

What I saw in this elite apartment complex raises only one question: "Why do we know so little about Sber Capital’s projects?" During all my time in archviz practice, I have never encountered this company’s activities. I hope Sber Capital will continue to delight us with intriguing architecture, and I wish you successful project implementation!
