GJ — I think the porter in the red coat has already become the project’s hallmark. It reminds me of the film "The Grand Budapest Hotel," where such a person gives the complex a special status and assists guests with their most extraordinary requests.

EK — We call them bellmen) Like in world-class hotels, they invariably greet you at the door, help carry purchases and luggage to your apartment, and receive parcels from couriers. They embody the idea that our complex includes a full spectrum of services, akin to the best hotels. Another innovation, like the golden mailboxes modeled after bank vaults, accessible via smartphone, complements this image with modern technology. Currently, our app consolidates infrastructure, allowing you to order all necessary services for comfortable living. Practically, it’s very convenient. For example, you can be anywhere in the world and, with two clicks on your phone, send items to the dry cleaners.

The elevators are equipped with an intelligent system. You can summon it through the app, and it will only take you to your apartment floor. Outsiders can’t get to you. Guests or couriers are met by receptionists and notify the apartment owner. The same goes for large deliveries: they follow a similar path through the parking area. I should note that the movement channels of the service staff do not intersect with the residents.

Currently, we are designing a large fitness center in the quarter, paying special attention to it. Imagine living in your penthouse and being able to go down to the pool or gym in your robe and slippers without having to travel or walk down the street.

GJ — The concept of a residential skyscraper is still quite extraordinary in Russia. Building norms simply did not allow high-rise buildings to be classified as "residential properties". How was this resolved in your case?

EK — It’s worth noting that the concept of apartments has recently been abolished in Russia. Despite PP’s height, we have only apartments here: over 80 layout solutions, and besides whitebox finishes, there are also options for stylistic and interior design. We meticulously searched for these solutions, drew sketches, and developed the basics. Among them are individual solutions, like wine cabinets. You get your unique, incomparable apartment in a skyscraper. It turned out very cool. All this diversity was developed in conjunction with the British firm Dyer — we adapted their concept to our standards.
GJ — It seems we have unjustly overlooked the park. Tell us more about it.

EK — The private park occupies the entire space of the internal closed courtyard with walking zones, children’s and sports playgrounds in one part, and a quiet zone in the other, with benches, large shady trees, flowering cherries, and apples. The atmosphere in spring is amazing!
This park is complicated by the fact that our construction is divided into phases. There are seven in total, including our residential complex. We carefully developed each phase to ensure comfort for residents who have already bought apartments and completed renovations from day one. We isolated these zones so that no one in the courtyard would be disturbed while neighboring towers are being built. You could see for yourself — the construction here is almost inaudible and invisible.

GJ — How has the restriction of foreign material supplies affected construction?

EK — So far, it hasn’t affected us. The individual approach to many details in the project played into our hands. It turns out that it’s always possible to find a quality equivalent.

GJ — How do you implement feedback?
EK - In a short time, Prime Park has become a household name in the premium segment - developers are interested in how to implement our solutions in their projects. For most market participants, this world-class project sets new quality standards. I would like to acknowledge the great help of the construction company OPTIMA Development, because we interact almost daily, working on optimal solutions, exchanging tasks, and sharing experiences.

In our work, we traditionally consider the opinions and wishes of residents. The market changes, new solutions emerge - and with this, the preferences of future Prime Park residents change as well. We try to keep up with all the new trends, and while construction is ongoing, we implement the most advanced technologies, realize new, more sophisticated solutions, to meet the set standard. This constant movement is what I love about my job. We are going for the fifth time to the examination because we are working on improvements each time.
Conclusion

Usually, I make the conclusion myself, but this time the project’s chief architect finished the review for me. On my part, it is worth noting not only the entire gallery of awards that Prime Park has received since its presentation but also the attention and diligence with which the project team approached their work. For MARKS GROUP and, in particular, for Ekaterina, this project is a long-awaited and beloved firstborn, which they carefully nurture and lovingly raise, striving to give it the very best before it steps into independent life. Projects in which a soul and a piece of oneself are invested are noticeable from afar.
